One key logistics market segment is temperature-controlled food logistics. Here, trends in the area of convenience foods are generating a considerable need for the relevant hall spaces with modern technology and sensible energy efficiency. Additional growth in demand is to be expected here from the online grocery trade – even though German consumers are slower to take up on new services of this kind as compared to their British counterparts, for example. The forecast is clear in terms of the technology and location of the distribution centres in this sector. Our project in Schweitenkirchen is perfectly positioned.
Groceries are a special case – particularly in e-commerce
The future of the periphery that supplements these distribution centres in functional terms is somewhat more open. For example, will the regular, non-temperature-controlled parcel service cross-dock be avoided in delivery, or will there be dedicated cold chain cross-docks? And will delivery become established here in the first place, or will the click-and-collect models with drive-through stations win over here in Germany, as is currently the case in the UK? Developments need to be observed here. We offer our investors the product with the most reliable prognosis for future performance.
